Industrial Concrete Floor Grinding: Restoring a Former Chemical Storage Area for a New Tenant

When an industrial or commercial property becomes vacant, the condition of the space can have a major impact on how quickly it can be leased to a new tenant.

Recently, Renovate Right Now was called to help restore an industrial concrete floor that had previously been used for chemical-related storage and operations.

The space had been left with a heavily contaminated, dark and neglected-looking concrete surface, along with a strong unpleasant odor. The property needed to be prepared for a potential new tenant, and the existing floor condition was not suitable for presenting the space in its current state.

Our scope focused on professional concrete floor grinding and surface preparation to remove the deteriorated surface layer and create a significantly cleaner and more suitable concrete surface.

The Challenge: A Neglected Industrial Concrete Floor

Industrial facilities can experience significant floor deterioration over time.

Concrete floors exposed to chemicals, oils, spills, heavy equipment, foot traffic and industrial operations can develop:

Simply cleaning an industrial concrete floor does not always address problems contained within or attached to the surface.

Concrete grinding mechanically removes a controlled amount of the concrete surface using industrial diamond tooling.

Depending on the condition of the floor and the project requirements, grinding can help remove or reduce:

  • Surface laitance

  • Weak concrete

  • Surface contamination

  • Old coatings

  • Adhesive residues

  • Staining

  • Minor surface imperfections

  • Deteriorated concrete at the surface

It also creates a mechanically prepared surface for a future flooring system when additional coating or resurfacing is required.

For this project, the objective was not simply to make the floor look different. The goal was to mechanically restore and prepare the existing concrete surface so the industrial space could be presented in a substantially improved condition.

Our Industrial Concrete Grinding Process

Before beginning the work, the existing floor was assessed to determine the appropriate preparation method and equipment.

The grinding process was then carried out using professional concrete grinding equipment and diamond tooling appropriate for the existing surface.

1. Surface Assessment

We first evaluated the existing concrete and identified areas requiring additional attention.

This is particularly important in industrial environments because the history of the floor can affect the appropriate preparation method.

2. Mechanical Grinding

The concrete surface was mechanically ground to remove the deteriorated and contaminated surface layer.

The grinding process progressively exposed a cleaner concrete surface beneath the existing industrial buildup.

3. Dust-Controlled Grinding

Industrial concrete grinding can generate significant quantities of fine concrete dust.

For commercial and industrial projects, appropriate dust-control equipment and procedures are important for maintaining a safer and cleaner work environment.

4. Detailed Surface Preparation

Edges, difficult-to-reach areas and other sections of the floor may require additional preparation beyond the main grinding passes.

The objective is to provide a consistent surface rather than simply grinding the most visible areas.

5. Final Inspection

After grinding, the floor was inspected to determine whether additional preparation or a future flooring system would be appropriate for the property's intended use.

From Industrial Use to a More Marketable Space

One of the biggest considerations for commercial property owners is first impression.

A prospective tenant walking into an industrial unit does not see only the square footage. They also see the condition of the building, floors, walls, loading areas and other infrastructure.
